Renting in England just changed and it's good news. The Renters' Rights Act introduces stronger protections, greater stability, and higher standards for tenants across the board. At The Eades, many of these principles were already built into the resident experience from day one.

What the Act changes for renters
The Renters' Rights Act became law from 1 May 2026 and it represents the most significant overhaul of tenant rights in a generation. Here are the headline changes.

Section 21 'no-fault' evictions have been abolished under the Renters' Rights Act. A landlord can no longer ask you to leave simply because they want to. They must have a valid legal ground, such as wanting to sell the property or move back in, and must follow the correct legal process. You also have the right to challenge any eviction you believe to be unfair.
Landlords must now consider all requests to keep pets. They can only refuse if there is good reason to do so. If they do permit a pet, they can require pet insurance to cover any potential damage. At The Eades, pets have always been welcome. This change simply brings others in line with how we've always operated.
Under the Renters' Rights Act, all new and existing assured tenancies become periodic, meaning there is no fixed end date. Instead of being locked into a set term (such as 12 months), your tenancy rolls on a monthly basis. You can give two months' notice to leave at any time, giving renters greater flexibility to move when it suits them, rather than waiting for a contract to expire.
Under the Act, rents can only be increased once per year, and landlords must give two months' written notice before doing so. You have the right to challenge any increase you believe is above the market rate at the First-tier Tribunal (Property Chamber). The tribunal can only set the rent at the open market rate — it cannot be set higher than the increase your landlord proposed.
